Day to Day – the knitty, but not the gritty:

  1. Manage the maintenance department working with the Property Manager
  2. Responsible for the supervision of apartment turnovers, inspections, communication with management office on schedules, meetings, and projects
  3. Supervise and designate daily and weekly routine
  4. Prepare maintenance paperwork, budgets, updates and forecasts, and 5 and 10 year plans
  5. Coordinate with painters
  6. Direct the cleaning and inspection of the apartments
  7. Update handi-track/key-track
  8. Keep management informed of day-to-day routines
  9. Schedule staff meetings/safety meetings
  10. Delegate day-to-day operations and work orders as required
  11. Responsible for the upkeep of the office, model, and common areas
  12. Order all materials needed for stock and maintain inventory
  13. Prepare a working budget with Property Manager
  14. Gather bids on projects for budget preparations
  15. Evaluate maintenance staff on annual basis
  16. Overtime, afterhours, and weekend work hours required as needed
  17. Have working computer knowledge related to maintenance programs, such as record keeping, declining budget, site requirements, renovations, and capital expense control

Your skills – show us what you got:

  1. Experience in apartment and/or residential maintenance
  2. Excellent communication skills and professional appearance to work with our high-end residents
  3. Individual must be AC qualified and able to read wiring diagrams
  4. High level of competency and efficiency in all aspects of maintenance operations (pool, appliance, HVAC, electrical, carpentry, etc.)
  5. Capable of performing sustained manual labor
  6. May require overtime, holiday, and weekend work
  7. Must be on-call for afterhours emergencies
  8. Requires ownership of hand tools
  9. Ability to work in inclement weather
  10. Great time management skills
